We are :k1:&#8217;s leading short sale team and we are always blogging about different topics related to short sales. When we started working on short sales, Wells Fargo was one of the better lien holders to deal with. We currently have a lot of short sale files with them and at any given time we&#8217;ll have 12-15 of their houses listed because they are one of the larger financial institutions in :k1:.<br />
<P>Before we get began we wanted to tell you about our Short Sale Calculator, you can use it whether or not you&#8217;re in :k1:. If you put in some of your basic loan and property information, it will create a report telling you how long it will take for your house to become an asset again. We advise you to check it out because many of our customers have found it very useful.<br />
<P>Let&#8217;s discuss Wells Fargo short sales now. Like we said, at any time we have around a dozen short sales with them because they do a lot of servicing for FHA, Fannie Mae and Freddie Mac loans. When we first started, they were one of the better banks to work with because they were very quick on their process, but now it&#8217;s been taking about twice as long to get the short sale closed. They&#8217;re not really that great to do business with anyone, especially since some of the other lenders are raising the bar. They&#8217;ve hired a lot of new employees which was helping, but now we&#8217;re not sure if there is a problem where the competency of the employees is declining or if they&#8217;re having an issue with their leadership. It&#8217;s disappointing because they were really great to deal with and now that is not the case. We are still getting Wells Fargo short sales approved, it is just been taking much longer than it used to. We still enjoy doing business with them because we know we will get the short sale approved, but it&#8217;s been sad seeing the digression in their process.<br />

Today we are going to talk a little bit about Chase bank. We have been getting many individuals calling in and getting in touch with us that have Chase as their lien holder; there is a lot of other stuff going on with Chase compared with other lenders.<br />
<P>Before we begin though, we wanted to tell you about our Short Sale Calculator on our website; we encourage you to take advantage of it. If you  put in some of your basic information it will send you an instant report of all the numbers if you were to do a short sale and where you stand with your loan. Even if you are outside of :k1:, you can still use the calculator and we will pass your information on to a short sale specialist in your area.<br />
<P>We have many files going with Chase right now and it is kind of fun because they are putting all of these programs together with incentives for individuals to do a short sale. These programs are kind of ridiculous in a positive way for the homeowner. We&#8217;ve had homeowners get $20,000 to do the short sale. Typically the upside down homeowners receive a letter in the mail telling them they will receive a specified amount of money if they get the house listed and sold; their full deficiency amounts are also being waived. We have another homeowner that is going to get $10,000 to do the short sale. Nationally, we have seen homeowners get up to $40,000 in incentives or relocation assistance. If you have a Chase loan, you are in a great place right now.<br />
